Pool
a. Shower before entering the pool
b. No running
c. No animals in the pool or pool area
d. No food or glass in the pool area
e. No large floats
f. No diapers in the pool, only swim pants if necessary
g. No one under 12 years old without an adult
h. Pool hours are 8:00 am until dusk
Animals
a. No animals in the courtyard at any time or the grass strip in front of the oceanfront units.
b. No animals allowed on the common property sidewalk portion of the courtyard patios
c. All dogs must be on a leash, including on the private portion of courtyard patios and beachfront patios.
d. Pet droppings must be immediately cleaned up and properly disposed of
e. No pets are to be left unattended or staked anywhere at Ponce Landing
f. Do not feed any wildlife.
g. Dogs are permitted on paved areas. Dogs are permitted on the following grass areas:
1. along the south fence of the property;
2. along the western border of the property, between the paved area and Beach Blvd;
3.between Units 30 and 31; and between Units 51 and 52.
Parking
a. Primary parking spot in the garage. A unit occupant with multiple automobiles must use the garage for one automobile.
b. Short term only parking in front of the garage
c. All vehicles must display a valid parking permit
d. Parking permitted only in designated parking spots
e. Boats, Trailers, and Oversized Vehicles, including without limitation recreational vehicles, tractor-trailers, and dump trucks, may not be parked in common areas at Ponce Landing.
General
a. Nothing shall be hung from balconies except seasonal decorations
b. BBQ use limited to the garage side of units
c. No roller skating, skateboarding, ball playing or Frisbees
d. Common walkways must be kept clear
Trash Procedures
a. Cans or bags must be put out no earlier than the night before pickup (Wednesday Night)
b. Cans must be returned no later than the evening of trash pickup
c. If you are not available to put out or return your cans please call Anna for assistance

Each unit at Ponce Landing has a private garage attached to the unit where you can park your vehicle. One parking pass is provided for one more vehicle to park in an open parking sport outside of the unit. If you have more than two vehicles, you must request an additional parking pass, but due to limited parking, an extra pass is not guaranteed.

We always suggest you drop off your luggage and take inventory of what your unit has before you go shopping. We provide some beach supplies, but if you’re driving you may want to bring things like beach toys, a beach bag, additional beach chairs, and more beach towels. We also provide a “starter supply” of some household consumables such as toilet paper, bar soap, paper towels, dishwasher detergent, laundry detergent, and garbage bags. Other items we suggest you bring are sunscreen, shampoo/conditioner, lotions, razor, toothpaste/toothbrush, etc.

Smoking is strictly prohibited inside the units or even on your private deck or patio. If smoking has been detected your credit card will be charged to launder and air out a unit and to perform extra cleaning. If smoking is detected during your stay you will be asked to leave immediately and will forfeit all rents.

A “must-do” in downtown St. Augustine is to walk down the pedestrian-only brick street of St. George Street and check out the local wares and gifts for people at home. On St. George street you will often enjoy live music, the calorie-free scent of waffle cones and ice cream on every corner, and a multitude of wonderful restaurants from every part of the world. Near the condo, you have plenty of shopping at surf shops, seashell shacks, and grocery shopping at stores like Walgreens, Publix, Winn-Dixie, Family Dollar, etc.

Renting with me means you won’t mess with people from big companies who have never set foot in the complex. It means if there are problems, you have access to my cell phone and concerns can be addressed quickly and successfully. If you’re looking for the ease and efficiency of working with a professional manager, but want the intimacy and boutique feel of working with an owner, I am a perfect blend to offer you fast professional services, while also spending as much time as you need to answer any questions regarding your perfect beach getaway!

Check-in is at 4:00 pm and check-out is at 10:00 am.

All units are equipped with a lockbox so that you do not need to stop at an office to pick up a key or to keep track of a key at the pool and beach. One week before check-in your check-in code will be emailed to you. Check-in is after 4:00 pm and with the ease and convenience of the lockbox, you can check in as late as you’d like without worrying about someone being available to give you a key.

Our cleaners are often hurrying to get your unit cleaned and ready for the next guest, so we kindly ask you to do a few things at check-out: take out your trash, load your dishes and run the dishwasher, strip any used sheets or towels, and empty your refrigerator and cupboard of food (if you have food in unopened containers you may leave it on the counter and our cleaning staff can donate it).

Anna, your rental manager and owner of Latitude30, is available to you throughout your entire booking experience from booking to check-out. You will also receive this information one week before check-in via email.

We are protected by Master Cancel which removes the stress and worries from booking your next vacation rental. You can cancel up to and including 2 days before the check-in date. Master Cancel's flexible terms & conditions allow you to book with confidence, knowing that if you cancel for unforeseen circumstances, we will refund you. Cancellations 61 or more days from the check-in are refunded in full. Cancellations from 60 days to 2 days before check-in are charged a 10% non-refundable fee and refunded within 5 days of cancellation.
Example: For a check-in on Saturday, Guests could cancel the prior Monday, Tuesday, Wednesday, and Thursday, but not Friday (1 day prior) or Saturday (day of check in). Guests may cancel their reservation by notifying their property management company in 
writing that they wish to cancel.
